What mark up on photos?

I am selling some photos to a golf course. These w/b sizes ranging from 8"x12" up to 30"x40" poster size. Some of the smaller ones will have frames w/mats while the larger ones will have frames only. I will have the framing done by a frame shop. Being that this is my 1st sale, I need some help as to what mark up I should use. The framing will be expensive so just pass that cost on & mark up the pictures by 50% or....................?

I understand that what I am asking can have many answers but I want to do this right.
